Types of Commercial Roofing
Metal Roofing is one of the oldest commercial roofing systems on the market and a staple for commercial roofing. It is strong, flexible, light, efficient, and easy to install. Most metal roofing systems use corrugated galvanized steel, and can be installed right on top of an existing roof. After a metal roofing system is installed, a coating can be added for waterproofing, rust protection, and UV protection.
Single-ply roofing systems tend to fall under two main categories: thermosets and thermoplastics. The most common types of single-ply roofing materials are EPDM, TPO, PVC, and Modified Bitumen. Most single-ply roofing materials (sheets of rubber and other synthetics) are installed by rolling the material out onto the roof surface and adhering it to the deck either by ballasting it, mechanically fastening it, or chemically gluing to insulation creating a layer of protection.
TPO is a single-ply roofing system consisting of a thermoplastic polyolefin membrane. It's economical, durable, and energy efficient. TPO’s membrane’s white reflective surface exceeds the EPA’s ENERGY STAR requirements and white, tan and gray are listed with the Cool Roof Rating Council.
Built-up Roofing Membrane:
Built-up roofing membrane is a standard tar-and-gravel roof which is installed by alternating layers of asphalt, tar, and supporting fabrics directly onto the roof. The top layer is generally gravel. Modified bitumen is created from factory-fabricated layers of asphalt that are modified using a rubber or another plastic ingredient for increased flexibility. This type of roof is seamless, waterproof, and provides UV protection.
Restoration coatings are a commercial roofing system that depend on another roof or roofing system to operate. Once these coatings are installed, they provide a seamless membrane over top of the existing roofing system, which resists ponding water, leaking water, and the elements.
